Since the reform of the housing system was officially launched in 1989,since the monetization of housing distribution,China's real estate market has developed rapidly with the support of industry policies.While the real estate industry has achieved rapid development,the scale of personal housing mortgage loan business has also been expanding,and it has gradually become one of the important sources of profit for commercial banks in China.However,in recent years,China's economic development has entered a new normal state.The government's regulation of the real estate market,the potential risks of personal housing loans are gradually exposed,and some commercial banks have brought loan default risk.This paper takes the ICBC X branch personal housing loan business as the research object,analyzes the development status and existing risk problems of X branch personal housing loan business,and conducts in-depth research on the influencing factors of X branch's bad personal housing risk.Bank X Branch has improved the risk management level of personal housing loan business and realized stable operation of the business.It has important theoretical significance and practical guiding value.First of all,this paper introduces the research background and significance,research ideas and methods.It shows that China's real estate industry has developed rapidly for a long time,which has driven the rapid expansion of personal housing loan business.However,with the new economy in China's economy and the new situation of frequent regulation of real estate policies,the risk of personal housing loan business has increased.X-line personal housing loan risk identification and risk management are also facing new challenges.Secondly,a theoretical analysis of the risk of personal housing loans and its prevention and control work.The classification and characteristics of personal housing loans,the classification and characteristics of personal housing loan risk were sorted out,and the causes of personal housing loan risk were theoretically elaborated from three aspects: information asymmetry,government intervention and market shock.Thirdly,it introduces the development status of X-line personal housing loan business and the status quo of risk management,and analyzes the problems in risk management.At present,X branches mainly have accumulated risks,high loan non-performing rate,and irregular business operation procedures.The loan product is relatively single.Then from the three levels of macro economy,bank itself and borrowing customers,a comprehensive analysis of the factors affecting the personal housing loan risk of ICBC X branches is carried out.Based on the micro-individual data of personal housing loans of X-Bag 2013-2017,Logistic regression is used.The model further studied the risk factors of the X-line personal mortgage business borrower risk.Finally,according to the analysis conclusions,the countermeasures and suggestions for the risk prevention and control of the personal housing loan business of ICBC X Branch are proposed.This paper is different from the main characteristics of domestic and foreign research.This paper takes the personal housing loan business of ICBC X Branch in 2013-2017 as the research object,and combines the latest economic situation and policy regulation direction,the research has strong timeliness,and at the same time for X The practical operation of the business has a strong practical guiding significance.
