The Research On Asset Restructuring Of Real Estate Industry Listed Corporations In China

In recent years,the government has used macro-control polices of land, taxation and credit to control and adjust the size of real estate investment and residential price.In addition to the policy environment,the development of real estate industry has been facing critical changes of economic environment from 2008.In this paper,it will be firstly presented general situations both in development of real estate industry influenced by the macro-environment in China and asset restructuring of real estate industry listed corporations.And then it will be given the analysis on general ways of asset restructuring of real estate industry listed corporations with the relevant theories of asset reorganization, including mergers and acquisitions,asset divestitures,stock transfer,asset replacement,etc.It is also had the research on foreign-capital-related asset restructuring and land-related asset restructuring.Finally,the paper is analyzed how to select and use different ways of asset restructuring from three types of classification-synergies effect,restructuring purpose and strategy group.It should be base on the problems faced by the enterprise and the actual situation of their own self.Through these ways,real estate industry can perform better in the new round of asset restructuring to maximize benefit.
