The Influence Factors Of Housing Price And Empirical Research In Taiyuan

With the forming of the urban housing market in china, the housing price question becomes one of the focuses that the academia and operation circle of real estate pay close attention to. Understanding housing price and the relation of all kind of factors among hosing price system is the key to grasp running of urban house market. Therefore, it is very important for us to study the influencing factors and the functioning mechanism of the urban house price.With qualitative research combined with quantitative, empirical and norms research combined together, taking the housing price as the study object, based on the theory of the housing price, this paper makes an attempt to find out that in what extent these factors affect housing prices in the current domestic housing market. Furthermore, this paper conducts a qualitative and quantitative empirical research on housing prices of Taiyuan City, revealing its inherent running mechanism.The housing product is a special kind of goods which is not only affected by the gross economy variables, but also by the housing characteristics, because of dissimilar useful valuation. This paper systematically analyzes the relation between land price, income, housing policy, environment and housing price, and ulteriorly analyzes how these factors affect housing price. Furthermore, this paper statistics and analyzes housing market of Taiyuan and study macrocosmic influence factors. In the end, we make a hedonic price model which adopt 185 housing samples, choose 7 housing characteristics as independent variables. This paper gains 7 hedonic prices with the model. The experiential research indicates the impact degree of housing characteristics on housing price is different. The greatest one is construction area ; the smallest one is life establishment ; nature environment and house structure also have huge influence.Finally, on the basis of the research, this paper advises to soundly adjust house area, improve house supply system, optimize nature environment, make a better layout and improve establishment quality.
