Over 30 years of reform and opening up, Chinese real estate market has great changes . Since the 1990s, the real estate industry become a main growth of national economy in China . In recent years, Chinese real estate developed in a high speed and take heavier degree in the local economic development, and led other related industries development.At present, Chinese real estate investment and sale is overall coordinate, supply and requirement of two basic situation is good, but, with the development of market economy and the deepening of the reform , the real estate market in developing also has many problems, which should get our attention. These problems is absolutely not accidental, must have its institutional reasons, the rising house prices need serious economic research.This thesis'purpose is, by using game theory, information economics and evolutionary game theory model to analyze game behaviors of government, bank, developers and consumers in Chinese real estate market , and combining with actual to design mechanism in standardizing parties game behaviors, mainly including:In the land market of our country, it needs to perfect the market competition mechanism and the price mechanism, to speed up the pace of the legalization of administrative decision, in order to guide the land market's order. For the land supplied way, strictly enforce land bidding in profit-making, strictly limiting the leasing agreement in state-owned land. The government needs to macro-control real estate markets, establishing a reasonable land supply plan, however, the government should also gradually lead the land market changing to Market-oriented.In the housing market, in order to promote the whole market's healthy development and social justice, local government should contain the phenomenon of frying building, through place distribution pattern, focusing on urban disadvantaged, and made the same point as supplier. Adjust the land supplied structure, increase to put into economy applicable room, reduce to put into other high- level residential land, such policy must carry out for long-term, and to clear the government's promise in land supplied, guide the housing developers and adjust their investment direction. In addition, government should also strengthen removal management, to reduce the rigidity requirement which have great influence to the housing market.In the real estate financial market, due to the bank is in the main source of funds for real estate development to a certain extent, the bank still had high financial risk because of the real estate development. To reduce the risk of bank as far as possible, the banks need to strengthen examination and supervision, and evaluate the potential and creditworthiness of the project, to make loans according to developer's credit and the true size. At the same time, the relevant government departments should strengthen the management and verification on real estate developers, classify them according to their credit rating, and make them being aware of the problem faced by the company. No credit will lose the chance to develop.At present, due to the market mechanism has less self-regulation, then the mechanism design of policy level is necessary. Hope the thesis's achievements on real estate market can provide some enlightenment for innovative mechanism design.
