The estate management is an important component of the market system of the real estate,it is the real estate market that develops to certain extent,in order to meet a kind of inevitable outcome of the masses of owner's demands.It can not merely improve people's work and living environment,improves urban residents' spiritual civilization quality and modern urban consciousness,and can lengthen the service life of the property,improve its economic worth,can increase people's employment opportunity,make people live and work in peace and contentment.The time for development of estate management of our country is short,fast, the scale is large,but some questions have appeared thereupon,especially from traditional single house property management in the specialized property business administration evolution,serve the misplacing of consciousness and management consciousness,the nonconformity of charging and serving,it is conspicuous to cause estate management enterprises and owner's contradictions of both sides.This paper is set about carrying on research to the development of current situation and the existing problems of services of property of the new estate management under this background.The thesis regards the basic principle of the estate management and our country's current property management system as the foundation,the change of institutional and the problem of the institutional,on the basis of using the experience of foreign and advanced property management system for reference,combine the actual conditions of our country,and realize the measure that the mode need to take.
