In pace with the development of our country's society and economy, and along with the progress of urbanization, the people's requiring for better condition of residence become higher and higher. The offering of individual housing move towards commerce and market regulation step by step. But, the per capita income of our country cannot allow us to buy a house by lump-sum payment, and at the same time, spending the future money to solve the present housing problems has become very popular today. So complying with the aspirations of the people, the commercial bank progressively launch the personal mortgage loan.At present, the personal mortgage loan develops very speedily, and many problems are exposed and some new risks emerge at the some time. And the lesson of subprime lending crisis proved the importance of controlling the risks of personal mortgage loan. So how to use the experience of other countries for reference and how to provide against possible trouble have become important new tasks of our country.The diploma work is composed of four parts. The first part started with the conception of the personal mortgage loan, and then defined the current situation of the personal mortgage loan. The second part analyzed the main risks of the personal mortgage, such as credit risks, fluidity risks, morality risks, etc. The third part inquired into the reasons of the personal mortgage loan, considering the asymmetric information, the personal credit records system, the loopholes of inside control, the imperfect legal system, and the foam of real estate are five main reasons. The forth part put forward keep away measures in strengthening inside control, outside supervision, improving the environment, etc.
