Research On Value-based Cost Control Of The Project In The Design Stage

Currently, no matter in theoretical research or in engineering practice, design stage became the most important stage in construction cost control over the project. Functional requirements of the project and formalization of the project value, both confirmed and completed in this stage. In the point,design stage is the key point to reduce and optimize life cycle cost of a project and enhance project value. In this article,it will introduce the theories of life cycle cost, value management and constructability,in order to improve traditional construction cost control in design stage. By using variety of methods of controlling cost, it can improve value based cost control of project in design stage. In the following article, the main contents and research results are:(1)This thesis systematically reviews the situation and methods of the cost control in the design phase,and find out the questions of the cost control in this design stage.The questions are lack of the project life cycle cost; ignoring the matching of function and cost; Design and Construction out of line. Through the literature review,it identifies the solution of the problem,including life cycle cost,value management and constructability,and makes them the means of controlling cost and increasing value.(2)The research on how to ues LCC,VM, constructability into the construction cost control in the design stage.①Trough using LCC,it can analyze the key factors of the design phase which have important affect;and then put forward the way of chosing design sketch based on LCC;carry out the LCC-based quota design for the design sketch whose LCC is minimum;put Sustainable Design based on LCC into practice for controlling and optimizing the project life cycle costs.②Through the analysis of the stakeholders ,it can determine the value objectives of the project,and then form the project design index in order to reflect in the design process.Using value management would ensure the realization of the project value and also ensure the matching of the cost and function.③It uses the theories of buildability and constructability in the design stage,find the factors which impact design and the way of implementation, It ensure design and construction efficient integration and smooth communication,reduce the design change,as a result of controlling cost effectively.(3)In the stage of concept design, scheme design and construction documents design,it uses the value-based methods of construction cost control synthetically.The methods not only have an advanced theory,but can be put into practice.
