With the establishment of the market economic system and the flight of economy, the building industry has been deeply developed in China. As a result, a relative line—the real estate appraisal has got a prompt development. But the history of our real estate appraisal is so short that the current appraisal technologies are relatively backward, which have the problems of scarce objection, minus accuracy, and poverty science. In order to improve our real estate appraisal, and to accelerate its healthy development, it's meaningful to make the current methods better.The principal of this article is accurate,objective and scientific. And the market comparison approach, which is the most selective method in real estate appraisal, is chosen to be the researching objective. On the base of the description of the theory of the market comparison approach, some problems in the appraisal process are solved in the scientific and modeling way.The conclusions of this article are as follows:(1) Analysis every step of the market comparison approach, point out the key factor and the problem in its process, and give some suggestions.(2) The Analytic Hierarchy Process and the Grey Relational Degrees are combined to determine the weights of the real estate situation factors. And the calculation is carried out by MATLAB software. Thereby, the objective and scientific properties of the determination of real estate condition factors are improved.(3) The Exponential Smoothing method is used to forecast the price indices of real estate. And the accuracy of the forecast is increased by the evaluating the weights of the time list data. Moreover, a new method of assigning the original smoothing data is invented in this article.(4) The determination method of the weights of the cooperation cases is created on the base of adding the weights and marking. And the weights are determined by comparing the similarities of the contrastive case and the very one, so that the scientific and objective properties of the determining the weights of the comparison cases are improved.
