Under the dual pressures of worldwide financial crisis and the adjustment of country industrial policy, the real estate industry of our country is facing a severe test, which is not only challenge but also opportunity to the real estate planning industry. At present, the real estate planning industry of our country has exposed many problems in its development process, especially lacks a scientific and reasonable means of quantitative analysis.By studying and researching hedonic price theory and model, the author found that if the model will be improved and applied in planning stage of real estate projects, product positioning will be improved through quantitative analysis of the regional market, at the same time, a more reasonable price will be obtained, then the success rate of project planning stage may be greatly improved.The article firstly carries on the applicability analysis of the characteristics of residential prices in the project planning stage, and then determines the reasonable housing market characteristic variables through interview and field survey method, which helps the author, construct the model of residential hedonic price. We can get the credible hedonic price of residential combining with the real investigation data of Shijiazhuang housing market, and use it to instruct the planning stage of housing projects.This study includes the following aspects:The feasibility analysis of theory that hedonic price applied to the planning stage of housing project. Because the hedonic price theory is not widespread at the domestic use and mostly used as a means of market analysis, the article will find the common at the basis of detailing the theory of hedonic price and project planning, and carry on the next step research taking this as the standpoint.The selection and quantification of hedonic price variable. The article will determine the influencing factors of housing price combined with the needs of pre-planning from the perspective of residential characteristics, and carry on reasonable quantification to obtained housing data, which lay a good foundation for the establishment of hedonic price model.The analysis of residential hedonic price model. The article will take the Shijiazhuang urban district as the example to set up residential hedonic price model, use the SPSS software to estimate the model, get the hedonic price, then analyze the influence of residential character to residential price, and determine the primary factors affect housing price, thus provide the basis for pre-planning.
