Study On The Relationship Between Incremental Market And Stock Market Of Real Estate

In recent years, China's real estate industry has been rapidly developded and has made outstanding contributions in ensuring China's sustained, rapid and healthy development, However, there are also existing some problems,such as the real estate price rises too fast,the housing structure is irrational,the housing vacancy rate is too high and so on, these issues do harm to the healthy development of China's real estate market, this paper studies the relationship between the incremental market and the stock market of the real estate based on domestic and foreign research,using the four-quadrant model and some other economic models to attemp to find solutions to these problems.This paper firstly analyzes the general law of the real estate market,then analyzes the theory of supply and demand and price formation mechanism of the incremental market and the stock market of the real estate, following analyzes the relationship between the incremental market and the stock market of the real estate with the four-quadrant analysis model, and then establish the relationship model of the incremental market and the stock market of the real estate, and analyzes the demand for real estate when the stock, increase keep real estate prices and incremental replacement costs and other factors change, the real estate market and real estate stock market, incremental changes in their relations. it is Concluded that there is a positive correlation between the demand and price of the stock market and the demand and price of the incremental market, and taking Xi'an as an example for the empirical analysis, And based on the conclusions, in order to promote the healthy development of the real estate market, We should develop the stock market of the real estate. In the final part, this paper puts forward corresponding counter measures according to the problems in China's increment real estate market and stock market.
