The Research Of Effectiveness Evaluation Methods For Real Estate Business Technology Innovation System

Constructing a perfect technical innovation system is very important.It not only can provide power for real estate enterprise but also provide prospective exploration in the coming decade,even longer development of the enterprise, and then preempt commanding heights of technology innovation.Based on above,this paper proposed a real estate enterprise technology innovation model in the aspects of operation flow.And using different approaches from different prospectives to analyze and study the model.First of all, the thesis used the DEA method to analysis the technolygy on real estate enterprise.Combining real estate enterprise internal processes and selecting the reasonable index of technical innovation, constructing a efficiency evaluation model with three subsystem. With the application of window analysis, the model integrate the former two process to obtain a new synthetic process which called F-subsystem, the hind two sons used the corresponding processing methods. The method made network DEA model which has three subprocesses into a two stage model. Because of using the window technology with time-series analysis of DMU, so the new model is more realistic significance.Secondly, according to the result of the DEA model analysis, using the principal component analysis method to give a comprehensive and systematic analysis operational state of real estate enterprise technology innovation system, integrating various of the information for the enterprise indexes of technology innovation. It provide important decision support for the enterprise technological innovation activities and implementation.Finally, the paper studied real estate enterprise technology innovation system as a complex system, using vulnerability method to analyse the system. When a subsystem of technical innovation system was destroyed, it will collapse the whole system. At the same time, analysing the brittle contact between each subsystem, such as the same brittle, the opposite brittle and the brittle rate, etc. This can provide support technology innovation for real estate enterprises.
