Real estate industry is one of the most important national economy's industries, it is not only relationship with the people and the community, but also important to tax and national economy's increasing, so many people are attention to it. These years our country's real estate industry is so good, but in the process of the increasing there are so many problems, In particular the problem about Internal Control. To develop more and more fast, not only with their social background, economic situation, political structure, but also with the internal process control, risk assessment, information symmetry, associated with customer relationship management. Strengthen internal control to rule-based business operations, process efficiency excellence; transparency of information sharing is effective, "a century enterprise," a magic weapon. Through the study at home and abroad in recent years, many cases of corporate real estate group, found that most companies are poor management of internal control is a problem, such as funding chain, because the scale of enterprises in the pursuit of sustained expansion and profit growth Meanwhile, the often overlooked behind the growing funding gap and debts, and once they encounter setbacks, will affect the smooth operation of the cash flow to enable enterprises to hit hard.This article published in the COSO internal control programmatic report "Internal Control Framework" (Internal Control-Integrated Framework) based on the sublimation of the unique combination of real estate conglomerate business model and development of existing internal control problems into the BPM, ERP and other advanced management ideas, innovative real estate group put forward for the internal control of gear models, and successfully used this model with typical features of the Z trade group enterprise's internal control. Through the application of this model, Z Group successfully set aside the internal control deficiencies exist, the internal business processes to achieve efficient operation, the centralized control of funds and financial accounting reasonable compliance, so that the overall process of Z group enterprises more efficient, and ultimately achieving optimize business processes, prevent risks, and enhance internal control purposes.
