Now the real estate industry in the national economic development plays a more and more important role.In recent years,from around the house prices is not difficult to see the real estate enterprise's rapid development momentum,but the attendant is the competition between enterprises has increased,at the same time as the development environment of domestic economic and policy changes and accompanied by a second tier city real estate regulatory measures,resulting in the management of real estate enterprises encounter to challenge the hitherto unknown.Real estate enterprises in the development of the situation,the ability to survive and develop must strengthen the anti risk,strengthen the internal management of enterprises.Internal control is a good method,by strengthening the internal control of the real estate industry,carry out supervision and inspection according to the management of each link of business enterprise,so as to ensure the healthy and rapid development.At present,the internal control system of Chinese housing prices in some areas is not complete;there are many problems that real estate enterprises internal control can not play a role.Therefore,how to optimize the internal control system of construction enterprises is an urgent problem to be solved.This paper chooses the local real estate enterprises in certain typical CS Real Estate Company as the research object,carries out in-depth studies on the existing internal control system of the CS company and the causes of the problems,and put forward countermeasures suggestions on how to optimize the internal control system of the CS company,to guide the specific practice.Fist of all,this article from the theoretical basis of the study,through a large number of literature research to explain the connotation of enterprise internal control,elements and basic theory.Then,analysis of the real estate industry is now the development of internal control and growth prospects,on the basis of CS company's basic situation and development direction and goals,some problems existed in the internal control system and analysis of CS company such as: the limitations of the size of the internal environment,lack of enterprise risk assessment capabilities,there are obstacles in information communication between different departments,internal control and other aspects of the problem is not big enough,and the causes of these problems are discussed.In order to optimize the internal control system of the construction and development of CS real estate enterprises,so as to make the CS real estate enterprise internal control effect achieve the expected goal,and the security of CS Real Estate Company business activities carried out smoothly.So this paper from the basic principles and design optimization of the internal control system to start,put forward the following suggestions: first,optimize the environment of internal control system;second,establish a sound risk assessment mechanism;third,establish the free flow of information and communication mechanism;fourth,improve the internal and external audit system,strengthen the audit supervision function;optimization of internal control in CS company.
