The real estate is the pillar of china economy so its development has a great impact on upstream and downstream industry chain. It is even regarded as an industry with biggest influencing power and the most important indicator of the nation's economy. Recently, the transaction price of the real estate has been rising crazily, and it has the tremendous attention of the government:new controlling policy is coming one after another. The whole market of real estate is influenced by the new policy. Meanwhile, no one eliminated the influence from the global economy crises.Based on the real estate industry which is influenced by the economy crises, this paper studies the strategy that approaching the sales target by integrating the resource of agencies and other sales channels. All the marketing are done by the sales oriented agencies according to the characteristics of each program with some effective key sales strategies, which including full range of marketing, precision marketing and experimental marketing. Of course, the strategies are different according to the different program and background. Any way, the central role of agencies is to choose marketing models and make proper marketing strategies according to the characteristics of the program.China is running after the developed countries on the real estate marketing, so it is really necessary to study the sale trade method of product and business marketing making theory to push ours'development. And this must be the foundation of china's marketing theory accumulating and localizing model.The article used example summarization method, workability of the three marketing models and how to approaching target in the program with them are explained with several classic examples in Shenzhen. Under current situation, we may success if we used special marketing method to ramp up the project, and the article proposed the marketing operations and marketing organization in the future.In a word, the article is trying to give a detail analysis of successful examples with author's experiences.
