With the rapid development of social economy and the lives of people, the inhabitants of cities have elevated their requirements of housing conditions. People's housing needs is the main embodiment. People are not only paying attention to dwelling space, housing quality and infrastructures, but also promoting to natural environment quality as sunshine, air quality, scenic environments, and so on. A good environment not only upgrades the taste of housing and presents building philosophy of developers, but also receives concern and good graces of homebuyers and improves commercial value of marketable housing. So, it is an important factor in assessing commercial value of marketable housing that confirming environmental factors of marketable housing.In this context, we mainly analyze the factors which affect the value of marketable housing and the degree of influence. In the preparatory work for this project, we made lots of social investigations within the city limits. Through the results of social investigations, we understand the concerns of residents about environment around their houses, and retain the degree of concerns for Xi'an residents about all kinds of influence factors that affect the value of marketable housing. At the same time, we make use of asset value business valuation method to analyze the data surveyed. We establish relational models between the factors which affect the value of marketable housing and the value of marketable housing from different angles. Based on these relational models, we assess economic value of marketable housing exactly. Moreover, residents could reduce the investment risks because of environment factors when investing in the fixed assets.The study of this paper makes important significances in implementing pricing assessment system and Standardizing marketing system on marketable housing, and reducing investment risk in the fixed assets which is because of environmental quality factors. Meanwhile, the study of this paper makes further social significances in promoting government and developers to take an active part in environmental protection and achieving that economic development is coordinated with environmental protection.
