Abstract/Summary:
Real estate industry has become the pillar of national economy in our country after over 30 years of development, which has made a great contribution to improving living conditions for residents and promoting healthy and rapid development of national economy. However, the fast-increasing price of real estate in recent years is becoming the focus of attention for all levels of Chinese government and social strata. There are many different opinions on excessively rising housing price, that the public cannot accept for lack of explicit analysis, which leaves hidden trouble to the sustainable development of real estate.By taking the typical example of small high-rise house, the proportions of engineering cost, profits, tax money, fixed direct fee, the measure project spends in construction costs, the proportions of the price for civil engineering and cost of decorative decoration in total project cost and the proportions of labor, materials, machinery prices, management cost, and profits in every branch engineering of civil construction were detailed analyzed. The absolute value of material cost, labor fees, machineries equipment fees in every branch of civil engineering had been analyzed. In addition, the effect of building materials, whose price fluctuation was largest, on the housing cost and the typical projects of price difference adjusting were analyzed, and the indexes of approximate estimate for housing projects of Zhengzhou in the second quarter of 2010 were proposed.Based on the detailed analysis of engineering example, the views of squeezing development cost of real estate, enhancing cost accounting, lowering the profit level and perfecting the land grant system had been proposed in order to prevent the housing price from rising excessively.
