Research On Cost Control Of Housing Construction Project During Construction Stage

The vigorous development of the domestic urban and rural economy,the increase in the number of permanent residents in cities and towns and the increase in housing demand have driven the construction market and the construction industry to develop steadily.According to the annual big data of the National Bureau of Statistics,the construction area of houses in2018 was 14.08992 million square meters,and the newly started area was 5.578778 million square meters,an increase of 6.9% and 7.2% respectively compared with those in 2017.In recent years,the completed output value of construction enterprises has increased from69.463 billion yuan to 715.2 billion yuan.However,the profit rate has not been high,about3.4%.In this contradictory environment,how to optimize the controlling measures of construction cost,save production investment,improve enterprise efficiency,and obtain high-quality and low-cost construction products have become the problem faced by construction enterprises.During the construction phase of the project The cost control is mainly based on the management of production costs.Through the organization and planning of the project bidding,actual construction,and completion settlement,final project profitability is achieved.First of all,this article elaborates the research background and significance,reviews the research achievements and directions of domestic and foreign experts,tries to find the inexhaustible points in theoretical research and practical analysis of the senior scholars.All lead to the research content of this topic and the adopted research methods.Through the analysis of the knowledge of construction cost control processes and methods,it provides a theoretical foundation for the research of the subject.Secondly,through the analysis of the characteristics of the specific construction cases of Lanshi project and the current status of cost control,it should be pointed out that there are problems such as loss of labor costs,low profitability of materials and so on.Using the analytic hierarchy process to rank the cost influencing factors,and select the first five main factors: safety,quality,contract,market changes,engineering changes,to grasp the main contradictions and solve the main problems.Then,according to the five main factors of cost control,combined with the actual cost control process of Lanshi project,the optimization measures for deviations of various factors are proposed.The effect of applying feedback in actual cases through measures is used to verify the operability of optimization measures.During the study of cost control case of Lanshi project,it was found that: improving the treatment of security personnel,refining the safety inspection system,and conducting safety training can effectively avoid the occurrence of safety production accidents and reduce thecost of accidents;purchase new energy-saving materials,control the quality of machinery,The preparation of scientific and reasonable technical solutions provides the guarantee for the production of qualified construction products;strive for favorable contract price adjustment clauses,establish a market price database,and collect engineering change data timely to provide a good foundation for project completion settlement.The cost problem reflected in the Lanshi project case also exists in many projects in the construction market,and the proposed optimization measures also have some certain effects.This article hopes to use this project as a microcosm to provide a useful reference for the cost control of other projects during the construction phase.
