With the opening up to the outside world, the urbanization is speeding up unprecedented due to the rapid economic development and the shift of the policy about developing urban. On the one hand, the stimulation of the rapid urbanization and commercial housing, both that make the real estate develop rapidly. The cities especially the big cities begin to enter the stage of massive construction of residential areas. On the other hand, the opening up drive brought about a comprehensive social shift; resulting in social polarization in the cities. With the massive construction of the residential areas, cities dwellers of different social actors, by different lifestyle and out of differ various demands, begin to choose their residential areas, which result in the development of the city dwellers' living spatial differentiation. The newly built residential areas characterize sharply in the following four aspects: the real estates oriented building mode, the "tree" type structure mode of the living space, the gradual perspicuity of the property rights, and the introduction of estate management.For a long time, the exploration of the ideal living space of the city is unceasing by the city dwellers and the academician. The idea of the ideal living space has kept updating. Combining the previous research, the paper concludes the connotation of sustainable development of the residential areas and the be-all and end-all. Meanwhile, Faced by the newly built residential areas, this paper detailed analysis is given to the dilemma of sustainable development. And the paper expounds that self-governance contributes a dot to the sustainable development of the newly built residential areas, concluding the status and the trend of community self-governance.In order to solve the dilemma above, this paper puts forward the concept: integration of newly built residential areas. That means, based on the consideration of sustainable development, by introducing the participants into the community laying out system. Small scale-gradual spatial reconstruction is carried out, together with distribution of property rights and the reform of the community management, the material and social space of the residential areas can be restructured. Through setting up right integration goal by choosing appropriate integrating mode and methods. The newly built residential areas facing the dilemma of sustainable development can be integrated to set up an effective of sustainable development mechanism for the newly built residential areas.
