| With the national macro-control of housing policy,the demand of young people for rental housing is increasing day by day.At present,the rental housing for youth groups in Beijing is mainly renovated long-rent apartments and public rental housing,and there are deficiencies in their living environment,functional matching,construction quantity and so on.In order to solve the existing problems of youth group housing,the state puts forward the relevant policy of using collective land to build rental housing,which is intended to bring youth groups into the national public rental housing system.At the same time,it is hoped that under the guidance of the policy,this kind of improved new public rental housing for youth groups will be operated in the mode of long-term rental apartments and commercialized.The national favorable policy promotes the design and construction of a large number of new long-rent apartment projects,but the theoretical research on the design of such new buildings is still blank.This paper takes the newly-built long-rent apartment in Beijing as the research object,analyzes the problems existing in the design of existing rental housing,and puts forward the architectural design strategy of the newly-built longrent apartment.It is expected to have new understanding or help to the architectural design of the newly-built long-rent apartment.In the research,this paper first defines the related concepts,research objects and contents of the newly-built long-rent apartment.Through the collection and collation of relevant literature,this paper combs the development of housing rental market at home and abroad and related cases,and analyzes the experience in the design of existing rental housing.Secondly,collate the relevant design data collected by Vanke,China Resources and other real estate companies and China Architectural Design and Research Institute in the process of professional practice,and the field survey data of rental households in Beijing area,through the statistical analysis of the data,get the behavioral characteristics and functional requirements of rental households in the housing process in Beijing.According to the collation and analysis of the research results,combined with practical experience,this paper analyzes the design points of the newly-built long-rent apartment from many angles,and summarizes the architectural design strategy of the newly-built long-rent apartment in Beijing area.By putting forward the planning form design strategy,the use area index of the public space function module and the refined and reverse design method,improve the living environment and living experience,optimize the functional structure of the building,and meet the psychological needs of residents for living space.Finally,take the project under construction as a design practice and use it,sort out the design process,and put forward a conceptual design strategy for the shortcomings of the residential unit in the project.Combined with the theoretical research and the design analysis of the actual project,it provides theoretical support and case reference for the architectural design of the new long-rent apartment in Beijing in the future. |
