At present, because of domestic's regulation on real estate industry, Chinese real estate enterprises need to bear more pressures and risks than ever:the pressures of land resources and bank credit, and business risks. At this time, the pressure of domestic market and unprecedented development of foreign market attracted numerous real estate enterprises having water test overseas, for seeking its'new development. The selection on foreign direct investment entry mode is the key for multinational management research.This paper systematically carded different overseas market entry modes theories, which were based on real estate industry's own characteristics, expounded the present situation of foreign direct investment in China and characteristics and problems of Chinese real estate enterprise's foreign direct investment, analyzed every factors which may effected the selection of real estate enterprise's foreign direct investment's entry model, then in this paper it established a comprehensive model for real estate enterprises'foreign direct investment's entry mode, besides this, the paper used grey situation decision-making effect measure method for the research on choice tendency during several main entry mode. Finally the paper put forward related Suggestions against Chinese real estate enterprise's foreign direct investment.Judging from the specific content, this paper is divided into five parts:the first part is the introduction, includes background and significance for choosing this article, the domestic and foreign research tendency and the research mentality; The second part is theoretical overview, introduces the representative of traditional entry mode theory and the theory of developing countries in foreign investment entry mode; The third part defines the real estate industry, analyzes the international environment, existing problems and domestic situation of foreign direct investment in the real estate industry; The fourth part firstly analyzes factors of entry mode's selection, then puts forward a comprehensive model, and finally uses grey situation decision-making measure method for research of entry mode choice tendency during four major real estate enterprises'foreign direct investment; The fifth part combines this paper's conclusion and put forward some suggestions for Chinese real estate enterprises' foreign direct investment.In this paper the main innovation points were:It combined the characteristics of real estate industry to deeply analyze various influence factors which effected Chinese real estate enterprises'foreign direct investment's mode selection; established a comprehensive model for real estate foreign direct investment, and used the grey situation decision-making analysis methods, quantitative analyzed expected effect of each entry mode in balance, and then considered and compare each entry mode's expected effect, then based on them, it provided some countermeasures and Suggestions with realistic reference value.But because the research information that can be obtained at present are limited, which may lead to problems of analyzing still far from thoroughly and deep, and the datum in this paper are also not very completely, all these problems need us a further follow-up research in the future.
