The process of urbanization and suburbanization in China, which is a decentralized form of urbanization has emerged in some big cities. In 1970's, cities in developed countries entered the stage of industrial suburbanization and the research on the suburbanization has obtained a lot of results. Since China's suburbanization is different from western countries in macro background, micro-power, process, performance and the result of suburbanization, and so on, their experiences cannot fully apply in China's suburbanization; therefore, we need study industrial suburbanization according to China's special conditions.At present, most administrative institutions, units and especially land-intensive industries are located in the center of city, which does not meet the principle of highest and best use of land. In addition, cities continue to grow in the role of agglomeration economies, but the problem of external diseconomies caused by the excessive accumulation is becoming more and more seriously. There are several causes contributed to this problem and one of the which is the detention of the pricing reform of land using. The low degree of land market and the distortion of land factor price, which make it difficult to play its role in the industrial transfer process.Starting from the reform of urban land using price, this paper studies the power mechanism of industrial suburbanization and the research focuses the mechanism of land element on industrial suburbanization, with factor endowments theory as the basic analytical framework. After reviewing the history of the reform of urban land prices, we discussed the positive and negative impacts of urban land prices on urban industrial suburbanization in different stages and finally proposes concrete measures to promote and guide the of the sound development of urban industrial suburbanization.
