In this situation, it is necessary to study the problem of REIT conscientiously.The fowling is the structure of this paper. Firstly, it studies what was REIT and the situation of REIT in China, and immediately analyzed the existent problems and how to deal with them. Accordingly, this paper brought forward the scheme of developing REIT.This paper studies the character of REIT in America systematically, including the structure, policy of melon-cutting, and the behavior of REIT in the stock market. Although the initial REIT is familiar to investing fund, gradually, it becomes to a special real estate corporation. The strokes of REIT can bring the variety of portfolio for people though its ability of defending inflation and the steady and large-rate policy of melon-cutting. Accordingly, the people are favorable to REIT for its good behavior in the stork market.Compared to REIT in abroad, the development of finance in real estate is laggard in China and restricts the development of real estate industry. REFT comes out in the form of in trust in China. It is a junior production and, essentially, it is similar to bond which has fixed income. Therefore, REIT in China is different in identity or nature from others in abroad. China REIT is lack of liquidity and combination and the obstacle in law restricts the development of REIT.To settle all these problems, one of the most important things is to unify cognition, to clarify the aim and the orientation of REIT and the approach of developing REIT.
