Aiming at the practical problem on pricing of Qi Cai Xing Cheng project, we introduce the external environment and background of the project operation to educe the price problem at first; and then we discuss the elasticity analysis methods belonging to the microeconomics After comparing the decision-framework and constraining conditions of Qi Cai Xing Cheng project with the projects around itself, we manage these data collected with the elasticity analysis methods, and get the conclusion as follows:First, the demand of house is not only influenced by its price, cost and quality, but the characteristics of industry with the market structure of monopolistic competition.Second, the price elasticity of demand of the similar projects as Qi Cai Xing Cheng project in south Nanjing present the characteristic that the price elasticity of demand is much bigger than 1 in recent two years. It is elastic demand. Because of in the same area and the similar external environment factors, the price elasticity of demand of Qi Cai Xing Cheng project may be also much bigger than 1 and elastic demandThird, the products of south Nanjing is heterogeneous, that is products with notable diversity can be constructed in the identical geographic region.Finally, based on the analyses above, our conclusion is: during the decision process of Qi Cai Xing Cheng project, we should care the complementarities nearby, and construct different products (just house here we say) with the projects nearby, avoiding the competition of homogeneity. These proposals will help firm maximize the benefit.
