With the continued rapid growth of the macro economy in China, the real estate industry has entered into a booming period. In these years, the commodity building exploitation in Hangzhou has developed a lot, and the housing consumption plays an increasingly important role in promoting the regional economic development. As the supply-demand relation especially the changes of housing demand has closed correlations with the stability of housing consumption market ,the concerns of housing demand has become a significant part of the research on real estate market. The scholars abroad have spent several years working on housing demand and plentiful research results have been accumulated, but as most of the research objects are studied on the basis of the western mature housing markets, the conclusions cannot be applied directly to Chinese newborn housing market, what is more, researches on Chinese housing market are just at a initial stage. In this paper, taking the housing demand as a research object, and systematically investigating the demand elasticity and occupied model of the commodity buildings in Hangzhou.In this paper, firstly describing the main contents and current situation of the housing demand research home and abroad, secondly, establishing the housing demand function and occupied model function on the basis of house service description, what is more, estimating models and adjusting the possible deviation by Heckit procedure, and then putting forward some policy suggestions on the basis of qualitative analyzing the influencing factors of resident dwellings occupied model viewed from consumer behavior.After the empirical study of the demand elasticity of commodity housing market in Hangzhou, the results show that on the owner-occupied market, the quantity is elastic to price but inelastic to income; on the rent market, the quantity is elastic to price, but the income relatively has no significant influence on the renting house service. What is more, the research shows that the housing demand will not change as fast as the income, and the housing price is the most important factor to determine the housing demand.
