In the recent years, soaring housing prices & land prices in China caused the whole society unprecedented attention. People debated and disputed it, focused on such questions: how to determine the housing prices & land prices? What's their correlation?Based on the analysis of the effective reasons, the author discovered the way how to make sure of the housing prices & land prices. According tothe case of Jialing Rd Project, the author analyzed the process how to make sure, and discussed the reason why & how the housing prices decided land-value.Based on the analysis of Jianshe Rd Project developed process, the author analyzed the land prices how to affect the housing prices (fallen behind one period), disputed the chain reaction process between the housing prices & land prices.To distinguish the concept of expected housing prices & house sale prices, land sale prices & land chance prices, the author discussed the relationship between expected housing prices & land sale prices, house sale prices & land chance prices, and analyzed the Market anticipation & advanced anticipation in the land-sales market how to act on them.In the paper, it's the 1st time to educe the idea of "advanced anticipation" ,and to point out the ways to create the market advanced anticipation: Developer's brand spilled prices, prices-hatch together, capital needs. Based on the concept of "advanced anticipation", the author analyzed the mutual-relationship between the housing prices & land-value, including their conductive mechanism, and discovered the essence of the "Rigid Land-value" and "Discovery of Land-value" .According to the disquisitive achievement, the author raised a point of how to control the soaring housing prices.Among the relationships of housing prices, land prices and market anticipation, the market anticipation is the key element, so the power to control the real estate market should focus on the market anticipation.
