We can achieve the experiences and revelation from the thesis thereinafter by investigating, analyzing and expatiating the managerial process and the variance of human resources of Zhiyuan Co for which myself has been working nearly 7 years, and thereby evaluate summarily the management, the business work and the HR operation of the company so as to put forward the suggestions aim at the promotion of the development strategy status quo.First the development process of HR and business manipulation in early Zhiyuan Co was retrospect, later the business scale and development trend today were introduced. The policy factors, industry developments, market trend mainly in the aspect of business environment and strategy were analyzed. It comes up with the conclusion that the company is provided with the development characterization of medium and small class enterprise of burgeoning line of industry which is still facing the gradual criterion and subsection of relative policy, laws, and regulations of central and local government. Nowadays the property agency management has been growing up and expanding simultaneously with the real estate and the property agency services has been recognized as the essential consume by the owners. The company development is facing the coexistence of both advantages and disadvantages, opportunities and challenges, so it is necessary for the company to analyze professionally the characteristics of itself and the structural weakness, the shortcomings of managerial efficiency and effectiveness so as to promote the service level of property agency.The letter hereinafter pointed out that the company is belonged to the affiliated company with the capital ligament to the Group Co, although it has not direct relationship in investment structure with the Group, it has still in disreputable strong relationships in capital allocation, HR plan, business relevancy. It should make necessarily and definitely clear that both sides have never considered the strong relevancy, and merely cooperated in habitual ways, which caused the severe lack ness in company organization structure and HR, the hidden troubles of business and the restriction of development.It especially makes mentioned of the leadership. The conclusion has been made out between the leader and company long-short term managerial achievement. The suggestion has been put forwarded in such several aspects as leadership all-round development through the analysis by leadership capability model, the needs for the leadership in different company development period by the corporate growth theory.
