When the housing consumption becomes new focus of the soceity, the center of gravity of the real estate financial business also transfer to personal housing loan business from the real estate development loan gradually. This text draws lessons from the research result of western nation, taking studying impact factor of the default risk of personal housing collateral loan as point of departure, applying the method that substantial evidence analysis and the theories analysis, qualitative analysis and quantitative analysis combine together, trying to identify currently the main factors of influencing the default risk of the personal housing collateral loan in China, measuring its possibility of default, therefore improve the counterplan of the commercial bank guard against the default risk of personal housing collateral loan. Pass to comb cultural heritage first, sum up the theories foundation to the default risk of personal housing collateral loan. Then, investigates the development circumstance of our countries' personal housing collateral loan business, the present condition of default risk and the problems of risk management, and studies the reasons of the borrower' s default behavior, discovers their general regulations.Based on the foundation of above-mentioned research result, this text put forward aiming at the characteristic of the risk crowd of personal housing collateral loan, the bank should improve the personal credit evaluation system, strengthen the loan examination, guard against personal housing collateral loan risk. The thesis inquiries into how to strengthen and improve the management of the default risk of the personal housing collateral loan in China from the perspectives of the commercial bank management and the financial system and policy environment respectively.From the perspective of the commercial banks, we should work well at these aspects presently: one is to improve the default risk management techniques, and two is to implement the business processes restructure, to improve the risk management and inter- controlled mechanism.From the perspective of the financial system and policy environment, we need to strengthen several aspects urgently as follows: one is to establish a personal credit rating system suitable for China' s national conditions. The second is to establish a government-led housing finance guarantees system supplemented by commercial insurance, improve risk-sharing mechanisms, ease the pressure on banks from the default risk. Three is to achieve the goal of securitization of the commercial banks residential mortgage assets, improving the risk transfer mechanism. Four is to strengthen the legal system construction, building up a favorable external environment to operate.
