We are entering into an era of information economy. In such an era full of changes, how information technology will impact on the real estate agency business has been paid much attention to by people engaged in this kind of business. To get a clear knowledge of the information technology era, the characteristics of the real estate agency business as well as the way in which businesses are operated is significant for the planning and strategic management of real estate businesses.Instead of summarizing current situations of the business, as is done traditionally, this report analyzes the way in which real estate agency business will be operated theoretically and logically based on abundant genuine materials. By utilizing the analysis method in the new system economics, this report analyzes the real estate agency business in the information technology era from the point of transaction costs and profits and the structural changes brought by the savings of transaction costs and knowledge factors. This report consists of three parts.Part 1 Analysis of current situations--chapter 1Part 2 Study of the theories--chapter 2Part 3 Analysis of the way in which the business operates--chapters 3, 4 and 5The first chapter introduces the current situations of both Chinese and Western real estate agency business that is forced by the information technology from point view of market, corporation and the industry. It points out that the application of information technology has brought a restructure and same-level competition among the real estate agency business; from the point of management, it has brought optimization of corporate structure and others; from the point of business operation, it has led to the synchronization of abstract and concrete operations; from the point of competition, it has made it the fact that there exit much competition but little cooperation and is to bring about new game rules; from the industrial management, the information network has made the management more optimum and increased management methods.The second part of the article analyses the information economy and the underlying way information technology pushes the real estate agency business theoretically from the point of the new economics and the real estate agency business itself. This chapter points out that the era of information technology is characterized by the savings of transaction costs and increase in knowledge factors. It then analyses the relationship between transaction costs savings and industrial structure and the underlying characteristics of the technology and their influences on the business structure. As such, the article gives a clear structure as follows: first, the development of information technology gives rise to transaction costs savings and the way it can influence the structure of the business. Second, in the era of information technology, against the back ground that the increase in knowledge factors highlights the influence of the special characteristics of technology how the business structure will change. Based on the first two parts, the third part of the article points out the three major characteristics of the real estate agency business in the information era, i.e. service competition, restructure of the agency and the completion of conglomerate of corporations. This is the core of the article.In chapter 3, it points out from the new economics point that due to the savings in the costs of information collection, it makes the information collection an outward process and consequently causes the demise of information competition. Meanwhile, in the information era, the development of differentiation, specialization and multi-operation has made service competition the major competition among corporations. However, the core service ability depends on corporate knowledge competition advantages.
