Study On The Model Of Housing

An aging population has become the key issues of common concern in the international community. In many developed countries with ageing society early, various of retirement patterns are being explored and practiced, for lightening the old-age burden of government finances and improving the old people’s living standards. House-for-pension is a pension mode with the property of financial instruments which is being pushed by many countries in recent decades. America is the most mature developed country in carrying out the pension mode now, besides that, some countries also have carried out it for decades, such as Canada, Japan, Australia and so on.China has become an aging society rapidly at the beginning of 21 century. As time goes on, the age proportion of population will be more and more serious from the "one-child policy". The rapidly growing aging population will bring heavy pressure for the social security system in China, and more and more 4-2-1 mode families will be under unprecedented pension pressure. In the face of the serious and urgent pension burden, the Chinese government assesses the situation and plans ahead to make suggestions to open pilot work of housing reverse mortgages for the aged, which is also called house-for-pension mode. But, due to the lack of theoretical basis and practical experiences for the mode, the pilot work is fallen well short of its goals so far. It would go a long way toward carrying out the house-for-pension mode in China.First of all, this article produces some widely used modes of pension and troubles of pension in China, and produces research results for house-for-pension at home and aboard, and states related concepts. Then, it produces the development history and the current situation of the mode in China. Finally, the article is focus on analysis and research of house-for-pension mode, taking beijing as an example. Firstly, it produces the basic information for population, housing and pension in Beijing, proposes the advantages and positive effects with the mode in Beijing; Secondly, analyzes possible problems with the mode; Thirdly, it produces the development courses of the house-for-pension mode in some developed countries, summarizes the successful experiences and lessons from failure, and finds worthwhile information, by comparative analysis. Finally, proposes some suggestions and comments with the mode in Beijing.This article focuses on housing reverse mortgages, which is the most important and complicated form of the house-for-pension mode.The feasible analysis in this article is about carrying out the house-for-pension mode in Beijing, not suitable for other cities in China.
