Real estate industry is confirmed to be the newly increasing point of nation economy, since it great promoting power for our micro economy. Along with the thorough housing system reform of our country, hosing consumer credit as an important measure of extending demand and starting housing consumer, has been attached much importance. China Construction Bank of Hunan sub-branch develops fast in the operation of housing credit through 2 decades investigation, but so many risk factors lies in the aspects of society, economy and finance that influence criterion development of our housing credit, which discover in the accelerating reform and development of our social. This paper analyses the status quo, suffering risk and its reason according to China Construction Bank of Hunan sub-branch, and suggest risk prevention and control method.Depending on my years practice experience in bank area, applying general theory and strategy of commercial bank in housing credit risk management and uniting my theory and practice, I analyses and investigate the risk and countermeasure problem of China Construction Bank of Hunan sub-branch in housing credit development. Firstly, the paper expounds the theory of bank risk management and its flexibility in housing credit management of China Construction Bank of Hunan sub-branch; Secondly, it introduces the status quo, development process and forms of risk in Hunan housing industry and China Construction Bank of Hunan sub-branch; Thirdly, it analyses the cause of housingcredit risk for details, such as our country's adjustment, the development of housing industry in Hunan, housing credit risk management of China Construction Bank of Hunan sub-branch; Finally, it suggests the housing credit risk prevention measure in four aspects that associating our actual situation: 1. Study credit risk and market risk, identification beforehand and credit risk prevention; 2. Focus on operation risk, control housing credit risk; 3. Open up risk score method, appraise and alarm housing credit risk of afterwards in time; 4. Push SPV, introduce insurance mechanism, constitute government assuring system, disperse and transfer housing credit risk afterwards.
