The research on the house demand preference of city residents contributes to understand the micro influence factor in the real estate market. We can find out the focuses which occur between supply and demand in the real estate market. Many scholars have more studies to the house demand preference of one class city, but it is lacking to second city. So the paper chose Mianyang as second class city to be the object researched. I wish that the research have certain reference meaning to the Mianyang and similar second class city when another people study further the problem of the real estate district market.This article mainly adopts of research ways which obtain data of Mianyang city residents house demand preference by questionnaire, use market theories to analyze these data, summarize Mianyang city residents house demand characteristics, and analyze their causes of formation with the related theories and knowledge of economics, finance, financial analysis etc. This article puts forward a simple house demand preference model.The research of the house demand preference for the Mianyang city residents show that there are two types demand of usage and investment when they purchase house on the basis of survey. In the aspect of usage preference, Mianyang city residents have following characteristics :They attach importance to house price and building quality, concern house structure, care very much location and transportation, have higher request to house surrounding, consider of more factors when they buy house, but still lack reasonableness. In the aspect of investment, the Mianyang city residents show different characteristics. The investment demand exists, but not be common. Pure investment demand is few.Finally, according to the research of the house demand preference to the city residents of Mianyang, I put forward some suggestions towards the consumer, the real estate Development Company, the policy maker.
