With the rapid development of economy and people's living standard, the number of holding private cars is increasing year by year, the number and speed of holding cars goes up faster than that of parking places in blocks. As a result, the owning problems of parking places in blocks bring about wide concerns and arguments in society.According to"the Law of Ownership"and"the Explanation of the Interpretation of Application of Law on the Trial of Cases of Condominium Ownership Disputes from Supreme People's Court", this article gives three statements partly, as follows: First,By defining concepts of parking places and garages, and analyzing relevant owning theories on parking places and garages, the opinions of ownership is concluded.. That is to say , the theory of owners ownership of limiting parking places by crossing, and the theory of developer ownership of closed garages; Second,By the survey to the rules on the two ownerships, three styles of the ownership about parking place beyond blocks are achieved, that is, Jointly owned styles,specially owned styles and Jointly and specially owned styles. The reference significance on surveying beyond blocks is to make basic rules of parking places number by adopting German experience definite rules of parking places and garages in"the Law of Ownership"and Canadian experience of making basic rules of parking places number ; Third,The shortages of present law has been analyzed and perfect suggestion put forward on the base of legislation and justice survey into present law.
