Realty registration which indicates the existence of the real right of realty plays an essential role in the real right law system. Based on realty registration, the states could make the realties, as a kind of the scarce resources, orderly transacted, and more importantly, the states could get the information about the realties as well. And therefore, the states could fulfil their future telos, for example imposing taxes, protecting cultivated lands,government budgets and so on. In accordance with realty registration, the public could also get more accurate information about the realties. In a word, realty registration is very important for both the states and the public in our daily life. Realty registration includes the registration of partitioned ownership of building areas and the registration of partitioned ownership of building areas can reflect the actual conditions of real right, which could protect the private transactions. Confronting with a great number of disputes of commercial residential buildings, the legal relationships between owners, and owners and realty service enterprises can be clarified by the registration of partitioned ownership of building areas. And so, the study on the registration of partitioned ownership of building areas is quite nacessary and essential.This article is mainly about the registration of partitioned ownership according to historical, systematical, and comparative methods. Based on referring to other states'relative legislations and in accordance with our state current conditions, this article reflects the registration of partitioned ownership in our country, and also gives some advisable suggestions. This article consists of four parts, besides the forewords.Part One: Presentation to the realty registration. Firstly, this part introduces the definition of realty registration. Secondly, with regards to the character of realty registration, there has been three opinions. Based on referring to our relative rules and regulations, this part demonstrates that realty registration is subject to the pubic act. Thirdly, this part also elaborates that realty registration has four effects.Part Two: The current conditions of the registration of partitioned ownership. Firstly, this part presents the partitioned ownership of building areas. This part presents the partitioned ownership of building areas in our《Real Right Law》. Secondly, this part referrs to the rules and regulations of the registration of partitioned ownership in our country, and then indicates the weaknesses in our legislation. Part Three: The construction of the registration of partitioned ownership. Based on the conception of realty registration as well as according to the characteristics of the partitioned ownership, this part defines the registration of partitioned ownership. And moreover, this part elaborates the registration of partitioned ownership should consist of three parts with regard to the composition of the partitioned ownership.
