As viewed from banking, the real estate project loans have been an important part of ordinary loans because of their controllable credit risks and good return on investment. July 2008, Nantong Golden Tripod Bay Real Estate Development Co. Ltd approached Bank Of China Jiangsu Branch for a loan of RMB300,000,000.00 on Nantong Jindingwan real estate projects. The loan period is about 3.5 years. And the loan will to be guaranteed by the project land-use right or real estate of progressing project.The sis gived the independent evaluation and analysis to the loan this time. We got the result by analysing international and domestic macroeconomic situation, the real estate industry credit system created by the People's Bank and Bank Of China, as well as the specific circumstances of the project. At last, we got the specific views and operations to this loan. To get the result above, we used the methods including risk assessment, economic assessment and so on.Paper pointed out that the bank investment this time would get good social and economic benefit. On the one hand, the borrower will extend urban centers hardcover large size projects to the northern Jiangsu area. On the other hand, Bank of China Jiangsu Branch would obtain substantial deposit and loan interest income, as well as benefit from project financing arrangements, settlement costs. The investment this time will improve the market position of Bank Of China Jiangsu Branch in real estate industry.
