In recent years, the rapid development of China's real estate market, housing has become one of the greatest concern of the whole people. Macro-control of real estate issues attracted wide attention, the economics profession has made these issues a lot of research and analysis, put forward a number of related solutions, but the current macro-control measures to deviate from the rule of law, regulation and control results unsatisfactory. Therefore, the legal perspective in macro-control of real estate analysis and research, within the framework of the rule of law measures to improve macroeconomic regulation and control is particularly important.The focus of this paper is to investigate the real estate macro control not only the legitimacy and necessity, focus more on real estate macro control to clarify the legal basis and the Law in the real estate macro control and regulation measures to improve legal issues. Only form of real estate control policies will be difficult to work unless the control, virtually eliminating the unreasonable phenomenon of real estate to improve the real estate market order, control measures need to point the rule of law, the rule of law focus on content control policies to avoid the regulation and control policy short-term, emergency oriented. In this paper, the current macro-control measures and their effects real estate legal assessment, attempt to gain a deeper level of inspiration and thinking, trying to grasp the future of the premises macro focus, and then hope to combat confusion in the interpretation of the current control loop, for the Housing macro-control real estate market provide a legal sense, new ideas and initiatives to improve the effectiveness of macro-control of real estate.Paper is divided into four parts.The first chapter is part of the basic theory of the article. Mainly on macro-control real estate market right to legal analysis, from the aspects of jurisprudence, the national macro-control on the real estate market, the legal legitimacy, necessity and the rule of law has been demonstrated and illustrated, which lead to the real estate macro regulation of the practical value and legal basis for the following analysis of specific effects of regulatory policy and improve regulation of real estate proposals, paving the way to do the basic theory.The second chapter is put forward with the analytical part of the article. Analysis of the current real estate market anomaly, combed the land, finance, taxation and other aspects of real estate macro control measures, from the method of intra-and extra-macro-control policies related to the rationality and legitimacy, that which deficiencies and problems.The third chapter is part of empirical study of this essay. Mainly the real estate market in recent years our government macro-control empirical analysis of the effects of policies, some control measures for the implementation of real estate specific ineffective legal reasons.The fourth chapter is the conclusion of he paper parts, and also the innovation of the article. Mainly on the first three chapters summarize the content of absorption, based on the real estate market for the current macro-control in the presence of several outstanding problems, the status of the real estate market in our country, from the land, taxation, banking and real estate transactions order improve the real estate of the control measures.
