Experience thought that under the influence of various factors, the spatial distribution of the commercial housing price is certain regularity, such as the price in the downtown is much higher than in the suburbs. But making an accurate description of the spatial distribution for the real estate prices requires strong data and methods support. GIS research will be applied to real estate in which the spatial analysis was based on quantifiable results. Analysis of spatial distribution of the real estate prices will be very important for the real estate development and urban construction.This paper studied the spatial distribution of property prices in Kunming, which is based on the theory of real estate prices. And it has collected the price of commercial housing In Kunming from 2009 to 2010; used GIS derived Price contour maps and three-dimensional model spatial interpolation techniques to analyze. This article tried to find the spatial distribution of commercial housing price in Kunming, and to explore the dynamic mechanism of the formation. The main conclusions are:The price of commercial housing prices show spatial pattern of multi-center in the main city of Kunming. There are three price centers, such as the city center, the Expo plate and Dian chi plates. Price decreases from the center outwards, but appears different in some regions. By historical factors, in city, the existence of the old district, the scattered areas between one center and another, is with a low housing price. It appears a regional housing distribution, In the Northeast, Southwest, the real estate is intensive, and prices are much higher; in the west, and east, Real estate is distributed and the prices are low. The price of the north City changes stablely. High-income people are concerned in the city center and the area with good natural resources away from the city. Middle-income groups are concerned in the area Between the Second Ring Road and Third Ring. Housing distribution is consistent with traffic direction, but there are also negative effects. Pan Long River is not significant on housing pricesIn Kunming, the spatial distribution of commercial housing prices is affected by construction factors, regional factors and the external driving force. Construction factors reflect the original residential building value. Three factors including scarce resources, the core business district and the traffic conditions, are very significant in housing prices promoting. Consumers, developers, government as the external driving force, promoted housing prices spatial variation. Mainly in residence habits lay the initial spatial pattern, the advance of urbanization promotes spatial variation of housing prices, and the consumer housing demand accelerates the differentiation of residential space.
