The average price have been applied in China to commercial housing price index,For the gap of east-west differences so big China,how much reference value to The price index for common people,Many experts and scholars of real estate industry are expressing doubt.Ganhou has 18 counties(city,district),the commercial housing price levels are quite different.The central urban area of Ganzhou has been planned for "three core and six area",There are 57 real estate projects are sold,There is a big difference of commercial housing sales prices,Based on the samples of commercial housing price in "three core",purpose is to reveal the space distribution rule on the commercial housing price,And find out the reason of influence to the rule of spatial distribution.It is meant to housing policy of local government,and Developers to investment decision,providing the reference for people to choose and buy houses.The GIS software platform have been applied in this paper,The database has been established for the Sample data,and the Sample data is valid,the exploratory spatial data analysis have been applied to global trend analysis and spatial auto-correlation analysis,Ordinary Kriging interpolation method have been applied to drawing commercial housing price spatial distribution forecast figure,3d graphics,location map,bearing cross section drawing,The central urban area of Ganzhou commercial housing price spatial distribution characteristics were summed up,And introduce the general regression analysis and spatial residual regression analysis method for the location factors influencing the Ganzhou downtown commercial housing price are analyzed.Research shows: Significant difference of the Space location and position was found to commercial housing price in the central urban area of Ganzhou;In the same area,the commercial housing price present local peak;he central urban area of Ganzhou commercial housing price spatial distribution of the main location factors :the distance between the city's central park,the distance between the ZhangJiang,GongJiang,the spatial distribution of schools.But the location factors of the following is a little correlation on the spatial distribution of the commercial housing price in he central urban area of Ganzhou: the distance between the CBD,the distance between the city main road,the spatial distribution of hospitals,the spatial distribution of livings market.
