With the rapid development of urbanization in China, the development of real estate attracts a rush of funds from various quarters.Of course, many developers are only concerned about profits, without regard to cost. The market competition of the real estate development companies is increasingly fierce, which has reached the white-hot situation.At the same time, we can clearly see that foreign investment brings much affect to China's real estate market demand, supply, real estate market prices, business environment and business survival.Therefore, to improve the profitability of development companies, real estate companies have to change from the extensive management model in the past to the intensive management, and creat benefits by effective management. As a key link in the management of the enterprise, cost control must be draw attention. It is the foundation of business firms, which determines the continued development of a business firm in the market.According to the characteristics of real estate development enterprises, the cost of a project involves investment decision, the prophase planning, design, construction, and sales.Through the summary statistics, the cost control of investment project mesns significant. Based on the main problems of real estate development project of study, this artical analyses the cost of real estate development project in China.Through studying key factors affecting the real estate development project, this artical puts forward a set of project cost control method of the system.The estate of cost control includes land cost control, the investment decision-making stage, stage of planning and design stage and the bidding phase. In bidding stage, adopt scientific land auction method, in order to obtain the reasonable price, Investment decision-making stage, want to notice to project pre-feasibility study and accurate investment estimation, In the design phase, the application of fuzzy comprehensive evaluation method, the value engineering and analytic hierarchy process to design schemes.This thesis study focuses on real estate developers'lack of attention to cost control in the process of project development, particularly in the process of project conception, investment decision-making, planning and design. The study bases on project management theory and the specific real estate development project, aimed at fully utilizing the construction funds and material resources.Therefore, it can lay a good foundation for cost control of projects, and we expect the developers to pay more attention to project cost control management and think more about the concept of cost control and innovation.Meanwhile, the more importance attaching on project cost control will play a significant role on the healthy development of the real estate industry in our whole society. Paper uses quantitative and qualitative research method, the combination of research and empirical research, and theoretical research and practical method of combining research. we proposed a preliminary cost of real estate project control methodology.Ginkgo Court, with the new millennium the whole process of real estate development project cost control analysis of examples, from the decision-making phase, design phase, construction phase of the analysis, the formation of a set of pre-real estate project cost control and effective, and I hope to give real estate development unit will provide some help.
