In recent years, with the rapid development of rural property rights trading market, many regions across China are promoting the establishment of rural property rights transaction organizations, but Hainan Province has still not built a mature pattern of rural property transactions.In this thesis, with a theoretical research and systems analysis of a combination of research methods, the author carried out a systematic analysis of the background of the development of rural property transaction, combined with the status property rights in rural areas of Hainan Province. According to the theory of property rights and property rights transaction theory, this thesis builds a rural property rights in Hainan Province relying on the rural property of the trading patterns. The thesis is divided into four main sections.Firstly, the thesis analyzes the details of the background. The author highlights the generating of the problems of rural property rights and analyzes the pattern of rural property transactions theoretical issues and practical significance.Secondly, introduce the theory of property rights. Through the modern property rights theory and property rights theory and the introduction and summary, the thesis builds a theoretical foundation of rural property transactions, property transactions from the principal, property transactions and property rights trading market, builds a system of property rights transactions, analysis of the property rights trading market concepts, features and functionality.Thirdly, it will introduce the analysis on the Property Right Deal of countryside in current Hainan. First of all, this paper focuses on three aspects, such as its present background and the problems facing Hainan property right market, the necessity of establishing rural market, the role of trade platform to that of Hainan.Fourthly, the author builds a trading model of rural property rights in Hainan Province. focusing on building a rural property transactions and as the main line ,relying on rural property rights exchange market, introduces the Rural Assets and Equity Exchange of Hainan Province, the functional orientation, nature and the way in organizations, organizational structure, business scope, business operation steps, six aspects of the transaction workflow, with the practical work experience, the author attempts to provide specific implementation recommendations.Fifth, the thesis summed up the basic principles of the establishment of the rural property trading platform of Hainan. Such as Government-led, System, Market operation and so on. The author also discussed the risk identification and prevention measures, proposed some advices for the implementation.In the end ,the author summarized the findings of the whole thesis: the foundation of rural property rights trading market of Hainan based on the modern property rights theory will have a very important theoretical and practical significance for solving rural issues, and promoting rural economic and social development and the harmonious of the society . It is really necessary for Hainan Province to found the trading platform based on the basic principles such as Government-led, System, Market operation. With the effective work of supervision and risk prevention, an open, efficient, standardized rural property rights trading market will success in Hainan.
