Research On The Property Transaction Systematical Model Of Trading Subjects And Their Responsibility-Drived

As an important part of performing modern property system,how to implement state-owned property rights trading system is becoming a hot spot in building modern property system and academic studying,therefore online property rights trading system is a critical content in building unified public resource trading system.Currently,the research of property trading system is pretty poor,and it's development is far behind modern communication and information technology.The existing property trading system which used in all kinds of property trading institutions is uniformed,and still in the calculating experience level.The products they used have less utilities and less expending,and couldn't satisfied the need of multi-object,multi-sort,multi-way,multi-process,and multiple operating systems,and hindered the process of building unified public resource trading system.According to this situation,our study based on modern management science and engineering theory,using many subject knowledge including economic law,project management,enterprise modeling theory,knowledge engineering and management,computer science and technology.Since the essence of property trading is the relationships between trading subjects and their responsibilities,we proposed a model of trading subject and responsibility-drived property trading system.The following is our main work.(1)Through deeply analyzing the property trading subjects and property trading job,we conclude the problems in traditional property trading system and the essential characteristics of traditional property trading system.(2)Based on the essential characteristics and the integrity of property trading system,we constructed a trading-subject-and-responsibility-drived-based model frame,and described the purposes and functions of every part.Especially proposed a guidance view which it's core is based on trading subjects and their responsibilities-drived,and build relationships between the organized part,information part,work part and functional part,and explained the process of building a trading system.(3)According the series models,we adjusted the circuits of modern property management,analyzed the changes of organizations and the ways of property trades,using modern software engineering technology,finally designed a complete online trading system,and introduced key technologies.Our study based on analyzing the online trading system which used in Dalian Property Exchange,and verified in other places such as Shenyang Property Exchange.It means that our study is generalized,it has guiding meanings especially in public resource transaction systems such as integrating construction project bidding,land using rights,mineral rights transfer,state-owned property rights transactions,government procurement.
