It is well known that the real estate industry of capital intensive industries. In recent years, the scale and quantity of China's real estate companies are in rapid expansion, meanwhile promote effective development of capital market reverse. China's real estate companies in the development process had some problems, we want to see development clearly, and we must evaluate the business performance. So, we can through evaluated China's real estate companies, find the problem of performance, analysis the inflections factors.Real estate industry is the key section which affects the growth of GDP; it plays a significant role in the economy. In recent a year, the government works out the control policy to house. Banks as financial institutions and regulatory authorities have also worked out a mortgage of the most effective control measures. As soon as, Implementation discriminating credit and tax policy. Real estate market has been a major concern, with the people's livelihood. As a public surface of real estate, the operation of property listed companies influence industry to a certain extent. So, I choose 40 listed companies as sample from Shanghai stock exchange and Shenzhen stock exchanges, and evaluated their performance, find the problems of real business, Find feasible countermeasures, find feasible countermeasures finally.This is the study of Research on performance evaluation System of the listed real estate companies in china, introduced the stakeholders of business, the meaning of corporate social responsibility, and their relationship with the performance appraisal. This research introduced the meaning of performance assessment based on the stakeholders, and building principle of Property listed company's performance appraisal target system. Choose 13 indicators from the profit and operating capacity and solvency and development ability. Choose 8 indicators customers and society, staff angle, to build appraisal target system. And evaluated financial indicator system use factor analysis. Evaluated non- financial indicator system by experts scoring. Finally, came to property listed company's operating efficiency comprehensive. It plays an important role to improve management, improve their competitiveness of the property listed companies.
