Analysis On The Impact Of Subway On Land Use

In recent years, with the development of urban economic,there are many cars in city. As a result, traffic congestion increasingly significant, as a kind of tracffic mothd the subway is comfortable, on time, rapid, energy saving, less pollution and so on. It is a method to help alleviate the traffic pressure. But the money on the subway investment is more. In our country, none of the city is profit, the first reason is that the city's subway construction in our country is still at the beginning, the second reason is that we didn't take the overall development strategy in urban planning, the last reason is that the land development and the subway construction independent implementation. So, it is a good significance to study on the impact of urban rail transit on land use.First of all, the subway project investment and running costs is high, it has a good social benefit but the economic benefit is poor to itself, the study will help us understand the external effects of subway project from the qualitative and quantitative, thereby, it is a theory basis on our assessing of the subway project. Secondly, the studying on the impact of subway on land use can fundamentally help us understand the external effects, it also provide a direction to internalize the effects, as a result it can solve the problem of the project which is difficult to earnings. Finally, due to lack of experience, there are many problems in the subway construction. One problem is that the subway construction is often not in the metro of a city, the other is land use lacking of overall design. As a result, it make the loss of the economic efficiency and social efficiency. Therefore, it is has a great practical significance and practical value to study on the impact of subway on land use. Such as improving the subway traffic, reducing the cost on the subway, guiding the layout of the urban space structure,saving the land using and so on.This paper is parted into five chapters. The first chapter is the introduction, this chapters mainly discusses the background and theoretical meaning and practical value, and sum up the research situation for both domestic and overseas, finally, briefly introduced the research content and the technical route of this paper.Chapter 2 is the basic theory of this part, firstly.discusses the land of the location theory,and the land rent and land price related theory is briefly stated. Secondly introduce the relevant concepts of land use and the factors influence on the land use. Finally introduces the corridor effect of the subway.Chapter 3 is the study on the influence of the land use. This part includes several aspects:the first one is the subway impact range, the second one is impact on the improving of the land development strength, the third one is the impact on diffiert types of land use, the forth one is the impact on land intensive use, the fifth one is the impact on structure of urban space, the last one is the impact on the price of the land.Chapter 4 is the case study. Firstly, it is a introduction of the subway and the land use in dalian. Secondly,analizing on the influence of the subway on the land use of strength, as well as through the house price to analysis the subway project to the effect of land use.Chapter 5 including several aspects, such as research conclusion, research suggests, research prospect and so on.Through the empirical studies, the paper draws the following conclusions:first of all, the subway project can make surrounding land development; Second, the subway project have different impact on the house prices on the distance:distance closer, the impact site, and vice versa, Finally, from the time, the subway project to the house price also has some influence, this can be reflected from the subway along of the value of the house prices to more than average house prices.
