Analysis Of Technology And Economy On Installing Elevators To The Existent Buildings Of Guangzhou

Due to technical and economic restrictions in the past, there are many existentmulti-storey residences without the installation of elevators. With the growth of the agingpopulation in the city as well as the improvement of people’s quality of life, residents canenjoy the service of good horizontal public transport, but also want to enjoy the moreconvenient vertical transport. With the rapid economic development, people’s pace of life isaccelerating, and people demand a life of higher quality. Therefore huge changes occur in thefunctional mode of residences. People begin to pursue a kind of completely functionalresidences, so the issue of the elevator installation in the existent multi-storey residences is apractical research topic.This paper makes a related introduction of the status quo home and abroad of theelevator installation in the existent residences, analyzes the Guangzhou existent residentialstructures, argues the structural feasibility of the elevator installation in multi-storeyresidences.Lifts mainly consists of indoor elevators and outdoor elevators. The installation sites ofindoor elevators belong to the private room of the residents, mainly used to substitute thefunction of stairs in villas or low-rise residence. Most of the indoor elevators are infrequentlyused, and used only within the family. They have the technological solutions such as seatlifting machines, inclined elevators, hanging elevators and mini elevators, etc. The room ofoutdoor elevators belongs to the public space outside the residences, and is featured as notchanging the original internal structure of residences. Outdoor elevators mainly have verticalplatform elevators, side-and-top single-or-multi magnification hydraulic elevators,under-mounted or overhead machine-roomless traction elevators, and machine-roomlesstraction elevators with car-top host, etc.This paper discusses the elevators drive system, major parameters, recommendedinstalling solutions and safety issues, analyzes the technological solutions of elevatorinstallation, and demonstrates the technological issues of elevator installation in multi-storeyresidences.This paper focuses the analysis on the economic and managerial factors of elevatorinstallation, and analyzes the fund composition and apportionment solutions of elevatorinstallation in existent residences. The elevator-installation project funds approximatelyconsist of several parts: equipment procurement and installation cost, civil construction cost,related pipeline relocation cost and such like, engineering survey and design cost, project planning and reporting cost, other unforeseen cost, in-use electricity fee and maintenance cost.This paper also states relevant procedures of the elevator-installation reporting, as well as themanagement and maintenance during installation. The conclusion is made that the keyelements of residential elevator installation are the determining of the residents’ installingdesire, and the solutions of fund raising and apportionment.Finally, case study of elevator installation is carried out. The case of elevator installationin GZY residences is used as an example to analyze the technological solutions and economicmanagement of elevator installation. It is proposed that elevator installation is a multi-partycoordination work that needs to set up specialized agencies, to broaden the funding sources,and to consider the interests of all parties to promote the elevator-installation work.In summary, the existent multi-storey residential elevator installation is a chance for theold city transformation, and is beneficial to accelerate the change of the urban livingenvironment and landscape, stimulating the development of the real estate constructionindustry. It also improves people’s life quality, solves the difficulties of the elderly to climbstairs, and solves the problems that residents most directly and practically concerned withtheir interests, showing the care of the CPC and government towards people’s livelihood.Therefore, it is imperative to revise building codes, set up policies, and expedite theimplementation of relevant test work from certain unit to a wider extent with the governmentsupport.
