This paper takes the market and evaluated price of the residential real estate in Xi’anas the study subject. At first, it studys and analyzes the deficiency and limitation in theapplication of three traditional appraisal method, then it introduces the Hedonic pricemodel into the assessment of the residential real estate and goes on the price evaluationresearch.Based on the Hedonic price theory and the priactical transaction date of theresidential real estate in Xi’an, the appropriate factor variables of the practical marketsimulation are selected combining with the Hedonic of the market of the residential realestate in Xi’an through masses of literacture research and analysis.The actual result of the model application has much to do with the functional formof the model. Linear, semi-logarithmic and logarithmic forms in the assessment modelof the residential real estate in Xi’an are analyzed and compared to reach the conclusionthat the logarithmic form of the Hedonic price assessment model is mostly fit theresidential real estate in Xi’an. It can efficiently increase the scientificalness andaccuracy of the residential real estate to promote the development of the real estateassessment industry, and choose a set of scientifical evaluating method for theadministration sector in government, the appraisal organization of real estate andconsumers through the application of the logarithmic form of the model.
