Study On The Restricting Factors Of Development Of Housing Industrialization And Countermeasures Of China

Housing industrialization is still in the primary stage in our country. How toanalyze and solve the restricting factors of the development of housing industrializationis the focal point and difficulty that must be solved urgently.This paper firstly introduces the related concepts, characteristics.and the relationand difference between the traditional way of building and the residentialindustrialization, and also introduces the contemporary development of housingindustrialization in our country at the present stage. Secondly, it indicates and analyzesmain characteristics of development of Housing Industrialization in foreign countries.Finally, this paper focuses on the four restricting factors in policy, technologysystem, increased costs, and production mode during the development of housingindustrialization. And it puts forward the corresponding countermeasures with referenceto the housing industrialization practice of Vanke Group. Through the analysis of onerestricting factor—policy, it first puts forward that the first transverse is divided intofour levels, and divided into three types longitudinally. Not only will it pay attention tothe microscopical guidance, and also to operable regulatory framework to establish andperfect the legal system of housing industrialization in our country. At the same time inthe incentive policy, some promising policy direction and combined with the currentoperation of preferential measures are proposed. By criticizing the technology systemrestricting factors, it shows establishment of modular system, and particlesrecommendation system, residential building system which are the three aspects to buildthe standard system of housing industrialization. Meanwhile, with the analysis ofincreased costs restricting factors, it aims at developing and improving the housingindustry base, and letting people feel the "visible and tangible" industrialized house,understandand accept industrialized housing. The low-income housing constructionwill be the turning point to make industrialized housing into format scale, which willreduce a great deal of contructioncost of buildings. Based on the analysis of productionmode restricting factors, it introduces the thought of mass customization and agileproduction methods to solve the contradiction between the residential productstandardization production and personalized demand. The form of domestic production enterprises innovation, will aid to set up set up residential industry group or the housingenterprise alliance, which shall solve the current defected influence caused by housingenterprise organization.
