A Study On The Investment Patterns And Their Investment Conditions Of Inflow Side Under The Farmland Changing Policy

Since the inception of the policy of farmland changing, the development of therural economy in our country has been brought new opportunities. But because of thefarmland changing market has not been formed and the farmland changing policy is notperfect, there are many holes and irregular in the actual farmland changing process,which lead to the phenomenon such as blind investment and indifferent investment,influences the increase production of farmland and the rational utilization andsustainable development of land resources.This paper mainly aims at the blind investment to the inflow farmland of inflowside after the farmland changing which cause the waste of farmland resources, throughthe further survey of25towns54administrative villages of10cities in shaanxiprovince, find out the more reasonable conditions between the circulation scale andperiod to encourage inflow side to do the additional investment of extensive ordenotative in the inflow farmland by using the methods of multiple regression analysis,principal component analysis and Pearson correlation analysis, and so as to put forwardthe leading suggestions which government can guide inflow side to do the reasonableland investment. This paper’s mainly contents as follows:First of all, according to the further investigation data of the farmland changingcircumstances in shaanxi province and it’s surrounding rural area, using the multipleregression analysis, concluding that to turn to land an additional investment—extensiveinvestment or denotative investment, can improve the farmland net earnings. Secondly,analyzing factors which influence the two kinds of investment using principalcomponent analysis and Pearson correlation analysis, finding out the principalcomponents and significant difference between factors and getting the effective waywhich encouraged farmers to turn to extensive investment or denotative investment.Thirdly, analyze the costs and revenues of the two types of vestment, building a multi-objective programming model in order to realize the goal of maximize returns andinvestment recovery timely of inflow side, getting the reasonable conditions ofcirculation scale and period which encourage inflow side to do the additionalinvestment of extensive or denotative in the inflow farmland. Finally, making Huxian inshaanxi province as an example for empirical research, through the actual investigationof Huxian, concluding the shortage and improved leading suggestions in theimplementation process of farmland changing policy with above multi-objectiveprogramming model, realize the sustainable development of the rural land.This paper’s final purpose is to promote the sustainable use of land, it provide animportant reference for inflow side to choose the types of investment of farmland and toprovide leading suggestions for relevant authority to perfect the farmland changingpolicy, it has an important application value to increase the output of farmland, developthe rural economy and promote the sustainable utilization of land.
