The real estate market as an important part of the market-oriented economy, play an important role in the development of the national economy and has a huge role in promoting its upstream and downstream related industries. At the same time, the real estate market is also the main provider of housing. Therefore, the healthy and rapid development of the real estate market is not only related to the fate of the national economy, but also related to livelihood issues. Its importance is self-evident.China’s real estate market has experienced30years development. It has gone through four steps:bud, adjustment forward, rapid development and regulation. Due to political and economic systems and other reasons, there are still more problems, mainly contain the place land finance phenomenon, land prices rose rapidly and price earnings ratio is too high, real estate financial risk aggregation. The21st century, the rapid development of China’s real estate market requires a strong theory as support in urgently. In order to solve the bottleneck in the development of the real estate market, the academic community carried out the research on the real estate market research from a different perspective. But most of these studies are deterministic framework, or base on the historical data, and seldom from the fundamental factors-the market players. In order to analyze the real estate market from a unique perspective, this paper tried to make an attempt.Read the relevant literature, we find that the real estate market has many participants and have different interest demand. This paper decided to select the four most influential participants, contain government, developers, commercial banks and buyers to study. The study found that the four participant’s behavioral choice have the characteristics of the game theory. Therefore, this article will use game theory as the theoretical basis of the article, and use literature method, qualitative method and other methods to provide strong theoretical support for this paper.The core section of this paper constructed four group games; contain the developers and the government, developers and commercial banks, developers and developers, developers and buyers. And this paper will use classic game theory model, example Clever Pig Game models, Prisoner’s Dilemma model, Bertrand model to work out where the problem lies. This study expect to provide a reference for the development of China’s real estate market and real estate research, but also hope that China’s real estate market achieve a more substantial development.
