In these tens of years, the development of real estate market has great contributions on our country with the rapid development of domestic economy, and the real estate market has attracted many attentions from almost all aspects of the society. But Chinese real estate industry is a jumped-up industry, developing to now is not more than 20 years. Therefore a lot of problems still need to be solved.Under the background, this thesis concentrates on the governments, developers, consumers in the markets as my research objects. By studying the mutual relationships of the three market objects, I try to build up some competitive models of game theory and disclose a new way to study the real estate market. I have made systematic analysis on supply, demand and price, and also added the game theory to the study about price formation, demand and supply of real estate. When studying the game theory of the second level of the real estate market, I have adopted the research methods of western microeconomics and analyzed the situations of game among the three objects and the balance conditions respectively. Exert the model of incomplete information dynamic game theory, analyzing that the city planning has the influence on the housing demand and supply by the game between the government and the developers, thereby get the conclusion that conduct the price from policy is unrecognized; from analyzing the game between the developers and consumers, through the backwards-induction this article compares the results of two models of a single consumer, a single developer with the third one considering the government's intervention, although deceived by the developer, the consumers can't maintenance their right without the protection of the government. Property developer wouldn't do honest business unless be punished severely. It is concluded that the present policy is playing an important role, so the government must establish a better environment for the market and reduce the regulative cost .Compared to product the policy, the law is useful and more powerful for regulative and standard the market. We can formulate some kinds of rules to conform the action of the developer on the law.
