The real estate industry falls in the environment of domestic and international economy with complex numerous and complicated, how to improve performance levels and enhance its competitiveness becomes a very a heatedly-discussed topic. Especially in this greatly pressed and impact environment. Furthermore, the purpose of evaluation on performance the real estate listed companies is not provided full services to the investors only, but also provided economic opportunities for the government. So, it is very important realistic meanings to study.Two methods have been used in this thesis. They were factor analysis and data envelopment analysis. And to analyse on performance with data from64Chinese listed companies in real estate industry. To find the crucial factor to improve operation efficiency and point out the related research method. The main work and research harvest which have been done are as following:Firstly, it has conducted in-depth analysis on Real Estate Listed Company performance on theory. The paper iincludes concept, basic thought and method, and evaluation index related to the study object are defined.Secondly’doing sample research on the performance of Real Estate Listed Company.the paper choosed13financial indexes to calculate each advocate factor notchs, cent of integrated performance must and rank, and then, methods Data Envelopment Analysis was applied. The result shows that:most of the real estate listed companies do not get the efficiency of DMUs, and the the efficiency score-θ is distribution. Lower performance be shown in Data Envelopment Analysis. In addition, low rate of usage in input element, unimproved techch and scale can be expanded are needed to be pay attentions.Finally, base on the sample and theory research, some suggestions have been given to Real Estate Listed Company to improve the performance. |
