With the rapid advance of China’s urbanization and industrialization process, large number of rural collective land expropriation is acquired. And construction of subsidized housing in rural demolition is rising up in this context. It requires a lot of money. The government can not afford such a huge demand for construction funds depending on its financial resources alone. The main direction of the thesis focuses on finding ways of meeting the construction funding needs of subsidized housing in rural demolition, breaking through the capital bottleneck of funding development, exploring actively financing modes, raising funds through a variety of channels, and how to adapt to the requirements of the current stage of city development and etc.The paper uses item distinguish theory and salable assessment theory to analyze economic attributes of subsidized housing in rural demolition, compare the model enlightenment between the international affordable housing financing and development of our rural subsidized housing financing, and then sort our policy of subsidized housing of rural demolition over the years.It introduces the building of the subsidized housing of rural demolition in Yuhua District, analyzes the needs and supply of the current funding, and summarizes the current problems of subsidized housing financing in rural demolition.On the basis of the above analysis, the paper combines the main factors of the subsidized housing financing model and the main objectives and principles of developing the subsidized housing financing model in rural demolition. It has constructed the framework of the subsidized housing financing model of the enterprise operation in rural demolition. Yuhua Urban Construction Investment Co., Ltd serves as government financing core platform, which is participated in by the government departments and social resources by integrating the advanced financing models such as PPP, BT, and REITs. It gives full play to the mechanism of market and commercialized operation.Finally, this paper studies the3-fold financing model, namely, the combination of government, financing platform and projects, as well as the actual practice. In the end, this paper gives the conclusion and outlook out to this model.
